Seamless silicone sealing and coating that stops leaks and reflects summer heat on flat and low-slope roofs.
Silicone roof sealing starts with a simple idea: instead of tearing off a flat or low-slope roof that is still basically sound, clean it, repair it and put a seamless waterproof layer over the top. The silicone is applied as a liquid, cures into a flexible rubber-like film and covers seams, fasteners and small splits that were letting water through.
In Los Angeles that approach makes particular sense. The sun is relentless, flat roofs bake in summer, and many of them were installed decades ago and have been patched more than once. Silicone holds up to ultraviolet exposure, tolerates standing water better than most coatings and, in a light color, reflects heat that would otherwise soak into the building.
Reyes Roofing lists silicone sealing among its core services. We use it on roofs where the structure underneath is still dry and sound, and we say so plainly when a roof is too far gone for a coating to be the right answer.
We check the existing roof for moisture and soft spots, because silicone should go over a dry, sound surface.
The roof is cleaned, loose material is removed, and the surface is prepared so the silicone can bond.
Splits are repaired, and seams, flashing, vents and fasteners are sealed before any coating is applied.
The liquid silicone is rolled or sprayed on in coats, covering the whole roof in one continuous layer.
We check the coverage and thickness, let it cure and go over what was done so you know what to look for in future checks.
Silicone jobs are priced by the roof and what it needs before it can be coated:
Silicone is a specialty product, and a coating is only as good as the repair and prep work underneath it. Reyes Roofing includes silicone sealing as one of its core services alongside torch-down, so you get an honest recommendation between the two rather than a one-answer sales pitch.
If your roof is still a good candidate, sealing it can be a smart way to extend its life. If not, we will say so, and explain why.
We seal and coat low-slope roofs across Los Angeles and the northeast San Fernando Valley. See our Sun Valley roofing page and Sylmar roofing page.
Sealing usually means treating specific weak spots such as seams, flashing, vents and penetrations. A coating is a continuous liquid layer applied over the whole roof surface. Many jobs combine both: seal the details first, then coat the field of the roof.
No. Silicone bonds well to many existing roofs, such as modified bitumen, metal and some single-ply membranes, but the surface must be clean and dry and the product must be compatible with what is underneath. We check the existing roof before we recommend it.
It can, if the leak comes from seams, flashing or small splits that sealing and coating can bridge. It will not fix a roof with saturated insulation or a rotted deck. Those problems need repair or replacement first, and we will tell you which situation you are in.
That is one of its main strengths. Unlike many coatings, silicone is generally tolerant of ponding water, which is why it is a popular choice for flat roofs that do not drain perfectly.
A reflective white or light-colored silicone surface bounces more sunlight off the roof, which can reduce the heat the building absorbs on a hot Valley summer day. How much it helps depends on the building, its insulation and its air conditioning.
